Former Bean & Brush pottery room above cafe could become apartments

Plans have been submitted to repurpose the former pottery room above the old Bean & Brush Family Art Cafe into residential apartments, marking a potential transformation for the space located on Hayfield Street in Sale.

The proposed development outlines the conversion of the 346 square feet area into three apartments, consisting of one two-bedroom unit and two one-bedroom units. The plans were submitted by Graham Starling, co-owner of Bean & Brush Family Art Cafe, which is now located in Stanley Square. It is hoped that, if the plans are approved, it will infuse new life into the surrounding area. 

Prepared by Swinton-based architect firm Plans to Build It Ltd, the design and access statement accompanying the proposal emphasises its intent to seamlessly integrate with the surrounding environment. The envisioned alterations include the addition of a new mezzanine floor, adjustments to the roof structure and the incorporation of side access steps. Additionally, provisions for bin and bike storage facilities are included in the plans.

The statement asserts that the proposed development will not only enhance the immediate vicinity but also remain adaptable for future needs. The statement continues: 

The appearance of the development will be in keeping with the surrounding properties in terms of colour and texture of materials. 

The front entrance of the property should be lit at night with automatic sensor lighting.

We feel that the development proposal maintains a positive relationship with its surroundings and is appropriate. Outside amenity space for tenants is provided to the side of the property.

Accessibility is a key consideration, with convenient access to major bus routes and the nearby Sale Metrolink station, facilitating seamless connectivity to Hyde and Manchester city centre.

Overall, the proposal aims to foster a positive relationship with the neighbourhood while providing comfortable and accessible living spaces for potential residents. Pending approval from Trafford Council’s planning team, this initiative holds the promise of revitalising the currently vacant space on Hayfield Street.
